Privacy Policy

This Privacy Policy is issued by Cohabi LLC (“Cohabi,” “we,” “us,” or “our”), a California limited liability company. It applies to all websites, mobile applications, and related products and services we operate, including cohabi.co and the Cohabi mobile applications (collectively, the “Services”). By accessing or using the Services, you acknowledge that you have read this Privacy Policy and consent to the collection, use, disclosure, transfer, storage, and other processing of information as described here. If you do not agree, you must not use the Services.
Cohabi may amend this Privacy Policy at any time in its sole discretion. The updated policy is effective when posted. Cohabi may, but is not obligated to, notify you of changes. You agree to review this page periodically. Your continued use of the Services after an update constitutes acceptance of the revised policy. This policy describes how Cohabi collects, uses, stores, discloses, and provides access to information about you. It is not a contract that creates rights in you beyond those required by applicable law.
1. Collection
Cohabi collects information that is required to create an account and operate the Services. That information is used to publish listings, communicate with other users, save listings, administer properties, tasks, inspections, rent, and subscriptions, and to promote listings to relevant users. Personal information may include, without limitation, your name, telephone number, street address, email address, account credentials, profile content, payment-related identifiers, and other information you submit.
We also collect information automatically when you use the Services, including device and browser type, operating system, app version, language, time zone, IP address, approximate location derived from IP address or device settings, referring URLs, pages or screens viewed, clicks, search terms, session identifiers, crash and diagnostic data, advertising identifiers (such as IDFA or GAID, if available), cookies and similar identifiers, and other usage and log data. If you have an account, we may associate this information with your account.
You may delete your account by visiting account settings and locating “Delete Account,” or by emailing irving@cohabi.co. After deletion, Cohabi will take commercially reasonable steps to remove your account profile and active listings from the public-facing Services. Cohabi may retain information as needed to comply with law, resolve disputes, enforce agreements, prevent fraud or abuse, complete transactions, maintain backups, or for legitimate business purposes. Analytics, advertising, crash, and log records held by Cohabi or its vendors may persist in aggregated, de-identified, or backup form and are not guaranteed to be deleted.
2. Use and disclosure
- A. In addition to the primary purpose for which Cohabi collects and uses your personal information, Cohabi and its nominated agents may also use the personal information Cohabi collects, and you consent to Cohabi's use of that personal information:
- for purposes necessary or incidental to the provision of goods and services to you including, without limitation, operating, securing, debugging, and improving the Services;
- for analytics, measurement, product research, and feature development;
- for error monitoring, crash reporting, diagnostics, and performance measurement;
- for advertising, marketing, and promotional purposes, including interest-based and contextual advertising, on the Services and elsewhere;
- to manage and enhance the Services;
- to communicate with you, including by email, push notification, in-app message, mail, or telephone; to verify your identity;
- to investigate you and your use of the Website and the Services if Cohabi has reason to suspect that you are in breach of the terms and conditions of use of or have otherwise engaged in unlawful activity; and/or
- as required or permitted by any law.
- B. Cohabi may disclose your personal information, and you consent to Cohabi disclosing your personal information, to Cohabi's related bodies corporate and associated entities whereby your personal information will be collected, used, disclosed, managed and stored in accordance with this policy.
- C. Cohabi may also disclose personal information, and you consent to Cohabi disclosing your personal information, to third parties:
- Cohabi engages to perform functions or provide goods or services on its behalf, including hosting, infrastructure, payment, communications, maps, analytics, error-monitoring, advertising, and customer-support providers;
- that are Cohabi's agents, business partners, advertising partners, or joint venture entities;
- authorized by you to receive information held by Cohabi;
- as part of any investigation into you or your activities, for example, if Cohabi has reason to suspect that you have committed a breach of these Terms and Conditions of Use or have otherwise engaged in unlawful activity, and Cohabi reasonably believes that disclosure is necessary to police, any relevant authority or enforcement body, or your internet service provider or network administrator;
- as part of a sale (or proposed sale) of all or part of Cohabi's business, assets, or equity, or the preparation for a financing or listing of Cohabi;
- and/or as required or permitted by any law.
- D. Users of the Website other than yourself cannot access your personal information, such as your address, email address or telephone number, unless you give them access to that information.
- E. Cohabi will not disclose to any user other than the intended recipient the contents of any messages sent through the messaging service available on the Website, except as needed to operate, secure, or enforce the Services, or as required or permitted by law.
- F. Cohabi will not disclose to any user the content or source of any complaint made against, or feedback received, about that user (or any other user), including the nature, substance, or origin of that complaint or feedback, except as Cohabi determines is reasonably necessary to operate the Services or as required by law.
- G. Cohabi may create, use, and disclose aggregated, anonymized, or de-identified information for any purpose, including analytics, advertising, research, and commercial purposes. That information is not personal information and Cohabi retains all rights in it.
3. Storage and security
Cohabi will take commercially reasonable steps to protect the personal information it holds about you from misuse, loss, or unauthorized access. No method of transmission or storage is completely secure. You acknowledge that the security of online transactions and data you submit cannot be guaranteed. To the maximum extent permitted by law, Cohabi does not accept responsibility for misuse of, or loss of, or unauthorized access to, your personal information where the security of that information is not within Cohabi's reasonable control, including information processed by third-party vendors. Information may be stored and processed in the United States and other countries where Cohabi or its vendors operate. You consent to that transfer.
4. Cookies, SDKs, and similar technologies
Cohabi and its vendors may use cookies, pixels, local storage, mobile software development kits (SDKs), advertising identifiers, and similar technologies on the Services to operate the Services, remember preferences, authenticate users, provide a better experience, measure usage, diagnose errors, deliver and measure advertising, and gather statistical information. These technologies may persist after you close the browser or app. You can disable some cookies in your browser, and mobile operating systems may allow you to reset or limit advertising identifiers. Some areas of the Services may not function properly if you do so. Certain technologies used for security, analytics, and crash reporting are part of how the Services operate; if you do not want that collection, you must stop using the Services. Cohabi does not represent that any opt-out mechanism is complete or error-free.
5. Analytics
Cohabi uses first-party and third-party analytics tools to understand how the Services are used, measure feature adoption, evaluate marketing, and improve the product. These tools may include, without limitation, Vercel Analytics on the website, PostHog in the mobile applications, and other analytics providers Cohabi may use from time to time. Analytics providers may collect device and usage data, event data (such as sign-in, listing, task, inspection, rent, and subscription events), approximate location, referrers, and identifiers that may be associated with your account. Analytics data may be processed on the provider's servers under the provider's terms and privacy policy. Cohabi may change, add, or remove analytics providers without updating this policy. You consent to this collection and processing as a condition of using the Services.
6. Error monitoring and diagnostics
Cohabi uses error-monitoring and diagnostics tools, including Sentry and similar providers, to detect, investigate, and fix crashes, application-not-responding events, performance issues, and other errors. These tools may collect stack traces, log data, device and operating-system information, app version, release and build identifiers, network state, and, in some cases, account or session identifiers. Diagnostic reports may incidentally include information you entered if it appears in a crash context. Cohabi configures these tools for product reliability and does not use them as a substitute for a complete backup of your content. Sentry and similar vendors process data under their own terms. To the maximum extent permitted by law, Cohabi is not liable for those vendors' independent practices.
7. Advertising
The Services may include advertisements, including advertisements served by Cohabi and by third-party advertising networks, demand partners, and measurement providers (which may include Google advertising products such as AdMob or similar networks). Ads may appear on websites and in mobile applications, including on free tiers of the Services. Cohabi and its advertising partners may use cookies, pixels, SDKs, advertising identifiers, and similar technologies to deliver, personalize, cap, and measure ads, to combat fraud, and to build audiences. Advertising partners may collect or receive device identifiers, IP address, approximate location, usage data, and information about ads viewed or clicked.
You understand that third-party advertisers and networks operate independently of Cohabi. Cohabi does not control their content, targeting, or data practices, does not endorse advertised products or services, and is not responsible for your dealings with advertisers. If you click or interact with an ad, you do so at your own risk. Operating-system or browser settings may allow you to limit personalized advertising. Even if you opt out of personalized ads, you may still see contextual or non-personalized ads. Cohabi may treat an “ad-free” or paid subscription as a product feature, not as a privacy right, and may change ad placement, frequency, and partners at any time.
8. Access
To the extent required by applicable law, you may request access to or correction of the personal information Cohabi holds about you by contacting irving@cohabi.co. Cohabi may need to verify your identity before fulfilling a request. Cohabi may deny, limit, or charge for requests that are unfounded, excessive, legally privileged, commercially sensitive, or not required by law, and may retain information as described in this policy. Cohabi is not required to provide access to information held solely by independent third-party vendors except as required by law.
9. Website and app tracking
Cohabi collects data about your browsing and in-app activity, such as search terms, screens viewed, and other details of the way you use the Services, in order to operate features, provide suggested results, measure the Services, and, once aggregated with other users' data, improve the Services for you and other users. This data may be associated with your personal information if you have an account or if you sign up for an account in the future. The collection, use, disclosure, and storage of, and access to, that data (if it is associated with your personal information) will be in accordance with this Privacy Policy. Cohabi may provide that data to vendors that help operate analytics, advertising, and diagnostics. Cohabi will not sell that data to unaffiliated third parties for monetary consideration solely so they can independently market to you, except as otherwise described in this policy or permitted by law.
10. Communications
If you wish to stop receiving promotional emails or other marketing communications from Cohabi, please use any unsubscribe mechanism provided or notify Cohabi using the contact details below. Transactional, security, and service messages may still be sent. Push notifications may be controlled in your device settings.
11. Children
The Services are intended only for individuals who are at least 18 years of age. Cohabi does not knowingly collect personal information from children. If Cohabi learns that it has collected personal information from a person under 18, it may delete that information and terminate the associated account without notice.
12. Third-party services
The Services rely on third-party vendors. Those vendors currently include or may include, without limitation: hosting and infrastructure providers (such as Vercel); analytics providers (such as Vercel Analytics and PostHog); error-monitoring providers (such as Sentry); maps and location providers (such as Google); payment and subscription processors (such as Stripe and RevenueCat); and advertising networks. Each vendor processes information under its own terms and privacy policy. Cohabi may add, replace, or remove vendors at any time. Your use of third-party features is at your own risk, and Cohabi is not responsible for third-party sites, SDKs, or practices except to the extent such responsibility cannot be disclaimed under applicable law.
13. U.S. state privacy disclosures
Cohabi does not sell personal information for monetary consideration. Cohabi may share personal information with service providers, analytics providers, error-monitoring providers, and advertising partners for the business purposes described in this policy. To the extent such sharing is treated as a “sale” or “share” under California or other U.S. state law, you may email irving@cohabi.co with the subject line “Privacy Request” to submit a request. Cohabi will consider requests as required by applicable law and may deny requests that are not legally required, that cannot be verified, or that would impair Cohabi's ability to operate, secure, or monetize the Services. Cohabi does not discriminate against you for exercising rights that the law actually grants you, but paid features, ads, and account eligibility remain subject to the Terms of Use.
